HERE also owns its space (as the article mentions Signature does). But I am not sure if it still pays a mortgage or whether it owns it outright.

I don’t know if innovative marketing for specific shows ends up being a long term plus for an institution. I would think institutional ticket deals as Signature has used or pay what you will events which is currently selling out the Summer in the City Lincoln Center Festival Orchestra at the Geffen is more the way to go to build and maintain an institutional audience. But that requires major donors however new audiences filling seats, even if subsidized, probably attracts major donors as well.
