Not great neighborhoods or they just were derelict for decades. Some were converted to porn houses and those become obsolete with vcr tapes in the 80s. A lot of grand movie houses in San Fran have been torn down.
In San Fran, ACT refurbished the strand theater as a second venue. That was boarded up for years before. After Covid, act is reduced the number of shows presented each season so the strand is underutilized.
